Managing a rental property

You’re the owner of a rented property in South Florida but you live far away and have no time or physical disposition to care for that property and all the related day-to-day issues that come with owning a property:

  • Permits, City documents, and association requirements.
  • Regular payments.
  • Tenant-related issues: collecting payments, leaving the property, finding a new tenant, etc.
  • Regular maintenance: a/c, bathrooms, electricity, water, hurricane protection, etc.

That can be a daunting task and a source of unnecessary stress that can be solved in an easy and money-saving way. Instead of trying to do everything by yourself but having no control over many details that need attention.

Getting the most out of your rental property

Since 2014 I’ve been managing properties for some of my clients and I’m very proud, most of them are working with me for almost 10 years in a row. They are living in South Africa, Tampa, Argentina, and Venezuela, to name a few and for them, it’s been a relief and a source of income instead of a source of headaches. My goal is not only to manage your property but make sure your income will be maximized and you’ll get the best deal possible.

Collecting rent

Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? Having someone in your corner who knows tenant law and the proper notices to send is critical! If a tenant has gone beyond the grace period of the lease we provide them with a late rent notice, where we collect the appropriate late fees along with the normal rent amount. Worse case, if we have a tenant that does stop paying rent, we will assist in the eviction process and re-renting the property quickly. We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you out faster.

Property inspections

Inspections are conducted to document the condition of the unit and verify necessary repairs. These evaluations, conducted at the beginning and end of a tenant’s lease, must be well documented to resolve any disputes by the time the tenant vacates. We conduct a thorough inspection on the move-in day. This includes a detailed report of the condition of the property during move-in. It is supported with pictures and is signed and verified by both the tenant and property manager. Once the lease expires, and the tenant does not wish to renew, the property manager will conduct another in-person inspection the day the tenant moves out. By doing this, we can compare the condition of the property from the time the tenant moved in, and when the tenant move out. This allows us to resolve any disputes when deducting from the tenant’s security deposit if need be.

What to do if an eviction needs to be coordinated

In the unfortunate event that a tenant needs to be evicted from your rental, will shield you from the stress and re-rent the property promptly. We screen our tenants’ credit scores, a national criminal background screen, proof of income, proof of employment, past rental history, and more to greatly reduce the risk of eviction. However, they can still occur.

We offer Eviction Management services including

Sign and serve in the property owner’s name all notices required to initiate and pursue the eviction process. Commence and prosecute actions to evict tenants. Recover possession of the property in the owner’s name. Recover rents and other amounts due.

Maintenance

Protecting and maintaining your home and your investment is my #1 priority because a well-kept property results in quicker rentals, lower turnovers, and satisfied tenants. I’ll take care of all maintenance issues, promptly, to deliver a solution by coordinating and communicating with you, your tenants, and the suppliers.
